About Denver

How does building a pool work in Denver?

Long before it was Lake Norman's western shore, this stretch of Lincoln County was known as "Dry Pond," named for a seasonal pond that dried up every summer near today's NC-16 Business and Campground Road - the area was first settled in 1747 by Adam Sherrill's family, with John Beatty following two years later. In 1875, Rock Springs Seminary principal David Matthew Thompson pushed through a rename to "Denver," borrowing the name of Colorado's booming capital in hopes a more cosmopolitan name would help attract the railroad service the community needed; incorporation followed in 1877.

The railroad never came, and without the tax base to fund a town government, Denver lost its municipal charter in 1971 and has stayed unincorporated ever since - voters have turned down at least two reincorporation efforts since, most recently in 2020, largely over the tax increase it would bring. That's the practical reason every Denver pool build clears permitting through Lincoln County directly rather than a separate town building department: Denver has no zoning or planning office of its own, part of why permitting here runs faster than in incorporated Lake Norman towns with their own review layer.

Denver also predates its own name by eight decades in one respect: the Rock Springs Camp Meeting, launched in 1794 on what's now Rock Springs Campground off NC Highway 16, is one of the oldest continuously held Methodist camp meeting traditions in the state and still gathers every year. The William A. Graham Jr. Farm - tied to the family of William Alexander Graham, a former US senator, NC governor, and Navy secretary - and the historic Munday House are both listed on the National Register of Historic Places nearby.

That history sits alongside some of our most spacious lots on the lake. Westport, Sailview, and Verdict Ridge regularly accommodate full estate-scale builds with vanishing edges, raised spas, sport courts, and outdoor pavilions on a single property. Soil along the shoreline is sandy loam over clay; inland Verdict Ridge and Trilogy sit on heavier red clay with occasional rock. HOA review at Sailview and Westport is standard, and Verdict Ridge requires golf-course-aware grading on perimeter holes.
