Kannapolis has one of the most distinctive backstories of any city we build in. J.W. Cannon founded it in 1906 as a mill village on roughly 808 acres straddling Cabarrus and Rowan counties, and by 1914 Cannon Mills was the world's largest producer of sheets and towels - the 'Towel City.' It stayed the largest unincorporated town in the country for most of the 20th century; residents didn't vote to incorporate until 1984. When Pillowtex (Cannon's successor) collapsed in July 2003, it triggered the largest one-day layoff in North Carolina history - 4,340 jobs gone in a single day.

What came next is why Kannapolis is a growing pool market today. In 2005, David Murdock announced a $1.5 billion redevelopment of the old mill site into the North Carolina Research Campus - now home to research programs from eight UNC-system universities plus Duke, focused on nutrition and health science. That campus, plus a rebuilt downtown anchored by Atrium Health Ballpark (opened 2021, home of the Kannapolis Cannon Ballers and Dale Earnhardt Plaza - Earnhardt was a Kannapolis native), has pulled in researchers and young professionals building new homes on the north and west sides of town, where lots run larger on consistent piedmont clay that excavates predictably.

Cabarrus County handles permitting; review runs 4–6 weeks and we pull every required permit as part of the contract. Older in-town lots near the original mill core tend to be tighter, with mature trees and sometimes shared easements or narrower side-yard access, while the newer north/west subdivisions give us more room for equipment staging and larger footprints - we scope access and plumbing routing differently depending on which type of lot you're on.
