About Lake Norman
How does building a pool work in Lake Norman?
Lake Norman is North Carolina's largest man-made lake and our home market. Duke Power (now Duke Energy) impounded the Catawba River behind Cowans Ford Dam between 1959 and 1964, creating 32,510 surface acres and 520 miles of shoreline across four counties. It's named for former Duke Power president Norman Atwater Cocke and is still called the state's "Inland Sea" locally. Roughly 80% of our annual builds happen on lots within ten miles of the shoreline.
Each Lake Norman submarket has its own permitting cadence (Iredell fastest at 4–6 weeks, Mecklenburg slowest at 5–8) and its own HOA culture (The Point, The Peninsula, Birkdale, Westport - each with their own architectural review). We build in all of them.
Lakefront and lake-access builds dominate. Vanishing edges, raised spas with sheer-descent spillways, integrated outdoor kitchens, and sun ledges with bubblers appear on most Lake Norman builds. We design for the lake view from sketch one.
Duke Energy holds the lake at a normal full-pond level of 760 feet and lowers it several feet most winters for flood control and shoreline maintenance. That seasonal drawdown is actually the best window for lakefront work - it exposes extra bank for dock, seawall, and grading crews - so we sequence excavation and shell work on lake-frontage lots for the October-through-March stretch whenever scheduling allows.
