About Troutman
How does building a pool work in Troutman?
Troutman sits on US-21 in south-central Iredell County, six miles south of the county seat in Statesville and ten miles north of our Mooresville headquarters, with I-77 access three miles east at Exit 42. It's also one of the fastest-growing towns in our territory: the 2020 census counted 3,698 residents, but approved subdivisions already working through the town's own permitting pipeline are projected to push that past 11,000 once built out. That growth curve shows up directly in our build list - a growing share of our Troutman pools go into yards that didn't exist five years ago, in new subdivisions filling in around older farmland.
The town itself is younger than its land. European settlement here dates to 1859, but Troutman didn't incorporate until 1905, and it took its name from Annie Troutman - a different naming story than the male railroad men, farmers, and generals other towns on our list are named for (Cornelius's merchant, Huntersville's farmer, Davidson's general). The oldest structure still standing nearby, the Davidson House on SR 1337, is a log dwelling built around 1805 and enlarged in the Federal style about 1830; it's been on the National Register of Historic Places since 1980, predating the town's own charter by a century.
Soil across Troutman is consistent piedmont clay with few of the rock shelves that complicate excavation closer to the lake, which is a big reason our footing and shell timelines run predictably here. Lots split into two build profiles: legacy acreage on the older farmland roads, where HOA review is light to nonexistent, and newer subdivision lots - tighter setbacks, an active architectural review committee, but still enough yard for a full outdoor-living build in most cases.
Falls Cove at Lake Norman is Troutman's own lake-access corner, and it's where our vanishing-edge and raised-spa work concentrates in town - those lots add Duke Energy shoreline coordination on top of the standard Iredell County permit.
