Lake Wylie is actually the oldest lake in the Duke Energy chain that includes Lake Norman - it was impounded in 1904 as "Catawba Lake" by the Catawba Power Company, a venture Dr. Walker Gil Wylie and his brother Robert built with financing from James "Buck" Duke, and enlarged in 1924-25 from roughly 668 acres to its current 13,400-acre footprint before being renamed Lake Wylie in 1960 in the founder's honor. Lake Norman, by comparison, wasn't completed until 1963 - six decades younger - which is part of why Lake Wylie's shoreline reads more mature: bigger hardwood canopy, longer-established communities, and lot layouts platted a generation earlier than Lake Norman's newest peninsulas.

River Hills Plantation, a gated, 24-hour-manned community built around a private country club and golf course, anchors the York County shoreline and sets the architectural-review tone for the area; The Sanctuary at River Hills, Handsmill, Paddler's Cove, Cherry Creek, and The Landing round out the lake's SC-side footprint. HOA and ARC approval on coping, deck material, and fence style is standard practice here, the same as it is on Lake Norman's peninsulas.

York County permitting moves in 4–6 weeks, and we pull every required permit as part of the contract.
