Landis was incorporated on March 7, 1901, built up as a cotton-mill town by the Linn, Corriher, Deal, and Coltrane families - mill construction began in 1899, and the railroad through town brought a depot and siding for receiving cotton. Downtown centers on North Central Avenue, not Main Street, where the town has preserved its Old Post Office, Old Jail, and Landis Railroad Depot in a passive park built on land donated by the D.C. Linn estate.

The town's name is a small local mystery: some credit Judge Kenesaw Mountain Landis, baseball's first commissioner, while a county history offers a homelier explanation - that founders simply liked that "the land is" the town's best asset. Landis sits at roughly 853 feet elevation in southern Rowan County, wedged between Kannapolis to the south and China Grove to the north, with I-85 close enough for buyers splitting time between here and the Lake Norman market.

Landis is one of the few towns in this service area with two named lakes inside its limits: Lake Corriher, a 98-acre lake at the town-run Lake Corriher Wilderness Park (265 Tranquil Lake Drive), which opened its current cabins, campsites, and trails in 2018, and the smaller Lake Landis nearby. Neither is residential lakefront like Lake Norman - both are town recreation land - but they're real local color buyers ask about. Landis Elementary, Corriher-Lipe Middle, and South Rowan High School serve most of the town.

Housing splits into two build environments: older, tighter mill-town lots near downtown with mature tree canopy that call for careful crane staging and root protection, and newer construction like Irish Creek, a Niblock Homes community of larger executive-style homes on the north side of town. Rowan County and the Town of Landis handle permitting together in 4–6 weeks; older in-town lots occasionally need a utility-locate check first because of legacy water and sewer routing, which we handle in pre-construction.
