About Tega Cay

How does building a pool work in Tega Cay?

Tega Cay is a planned city on a peninsula reaching into Lake Wylie in northern York County, about 20 miles south of Charlotte via I-77. It's hilly and densely wooded with roughly 13 miles of shoreline packed into just 3.2 square miles of land - one of the highest shoreline-to-land ratios of any community on the lake. The city's own name is often translated as "Beautiful Peninsula," from an unconfirmed Polynesian source, but the peninsula part shows up on every plat map we work from here.

Unlike most of the towns we build in, Tega Cay runs its own water and sewer utility rather than leaving that to the county, so our crews coordinate tie-ins directly with City of Tega Cay Utilities rather than a county water department. The city is also built more tightly around golf and lake recreation than almost anywhere else we work: the semi-private Tega Cay Golf Club's 27 championship holes wind through more than 200 acres along Lake Wylie, and the city-run Beach & Swim Center and Windjammer Park - where the Carolina Show Ski Team still performs a free show most summer Friday evenings - put lake access within a short drive of nearly every home.

Waterfront and golf-adjacent pockets each bring their own build considerations. Windjammer and Heron Harbor sit closest to open water with the tightest crane-access lots; Lake Ridge and Fairway Point back up to the golf course with more generous setbacks; and Stonecrest Villas is maintenance-free villa-style living where we do more spa and small-footprint work than full pool builds. York County and the City of Tega Cay both weigh in on permitting - Tega Cay's own building department layers a second review on top of the county's, which typically adds about a week versus our county-only Upstate SC markets.

Soil across the peninsula runs from sandy loam near the water to denser piedmont clay further inland. Because so much of the city sits close to the lake's edge, HOA architectural review is active in nearly every established neighborhood - we prepare and submit the ARC packet as part of design so waterfront setbacks and dock/shoreline rules are settled before we break ground, not discovered during permitting.

FAQ

Pool questions, answered for Tega Cay.

How much does a custom pool cost in Tega Cay, SC?

Tega Cay concrete pool builds typically run $135,000 to $250,000. Lakefront vanishing-edge builds commonly reach $300,000–$420,000. Fiberglass installs run $80,000 to $140,000.

Can you build a vanishing-edge pool facing Lake Wylie?

Yes. Vanishing edges to Lake Wylie are one of our signatures in Tega Cay.

How long does a Tega Cay pool build take?

Plan on 14 to 22 weeks, including York County and City of Tega Cay permitting.

Do you handle Tega Cay HOA architectural review?

Yes. We prepare the full ARC packet for every Tega Cay build.

What's the most popular pool style in Tega Cay?

Modern geometric concrete with raised spillover spas, or premium fiberglass shells with integrated spas and travertine decking.

Does being on a peninsula affect how a pool gets built in Tega Cay?

Yes. With about 13 miles of shoreline packed into just over 3 square miles of land, most Tega Cay lots sit closer to water and closer to a neighbor's lot line than in our inland markets. We plan crane staging, waterfront setbacks, and HOA/dock review during design so they don't stall the build once permitting starts.
